About the claim
The petrol station was originally developed by the seller and thus allowed our client to make a full claim on this property.
The site consisted of a BP petrol station, a small M&S and a 2-storey McDonalds.
Our approach
These types of properties generally yield low claims due to tenants (McDonalds & M&S) incurring the majority of the cost and as such unavailable to the landlord to claim on.
The McDonalds building was a modular structure which was placed down rather than built. However, we were still able to claim on the main connections to the building.
The rest of the claim was based on all the petrol station fittings.
Example of fixtures that were claimed:
- Cold Water Systems
- Electrical Systems
- Forecourt Pumps
- Fuel Tanks
Key fact
Property investors should not assume that there is nothing left to claim on a property just because a tenant has done major work or a significant fit-out. There could still be a worthwhile claim available to them.
